Why do Maher Ross Inspect Properties?

The main reason that we inspect managed properties is to evaluate the overall condition of the property, specifically to check if everything is in good working order and reasonable state, both the interior and exterior.  It’s also the perfect opportunity for us to meet our tenants and to have a quick chat about how life is in your home and simply “catch-up”.

The inspection itself is pretty thorough and we do ask that you make sure that your property is reasonably clean and tidy for our visit.  We are always aware that the property is your home and always try to make sure that our inspections are not intrusive for you - for example, we will generally not open cupboards unless we are significantly concerned about building issues or condensation.

Of course, we are also required to check that you are meeting the terms of your tenancy agreement - for example, are you entitled to keep a pet at the property and has there been any smoking or redecoration?

We generally conduct our property inspections every 4 months and we use an ipad to compile a written report, including photographs of any signficiant building issues, which we forward on to your landlord.

How can inspections help you?

We use our routine inspections as a great opportunity to spot any repairs & maintenance issues and we are often able to help provide effective advice that can help to save you from having a part of your deposit retained at the end of your tenancy.

We find it makes our tenants happeir if we can repair problems at an early stage - something as simple as a small leak can develop into a significant problem if it’s neglected for long enough.

As a part of our committment to keep our Fully Managed properties in good condition, we now use a sysytem called FixFlo. This is a really efficient and easy to use system that helps you to notify us of any maintenance issues and we encourage you to submit as many photo's as you like.
