All Change on the 1st October !

There are some really significant changes coming to the Residential Lettings Industry on Thursday the 1st October 2015 - and a great many landlords and poorly informed agents are entirely unaware of this.

Following ‘hot on the heels’ of recent legislation and guidelines concerning ‘The Right to Rent’, ‘The London Rental Standard’, and an extension of the guidelines requiring mandatory Legionella Assessment,  the Government  are introducing further sweeping changes to Residential Lettings Law - with very little consultation with either the Association of Residential Lettings Agents (ARLA) or the National Landlords’ Association (NLA).  The most significant changes are:

a.  A requirement to provide the “How to Rent Guide” to tenants.

b.  Mandatory installation and testing of Smoke (not heat) alarms to every floor of a property.

c.  Mandatory installation of CO alarms for all properties with solid fuel installations.

d.  Significant changes to the form of the notice required to serve tenants.

e.  Significant changes to the timing of notices served on tenants.
