Our job at Maher Ross is to look after the safety of our tenants and the interests of our Landlords.  Most Landlords would know that they have a legal obligation to ensure that the property that they rent out is fit for habitation and safe for a tenant to use. 

Maher Ross aways insists on an 'Electrical Safety Installation Certificate' - this is a certificate provided by a qualified electrician stating that the electrical installations throughout your rental property are safe.  Whilst the certificates generally state they are valid for 10 years, they are only considered in Court to be valid for a 5 year period - or less if specifically stated on the certificate. 

Since we stated insisting on Electrical Installation Safety Certificates over 7 years ago, we have of course come across a few problems - for example the hot tub that would have significantly injured or killed it's occupants and the mains supply cable that was running red-hot under normal load. 

Whilst there have been a couple of  'horror stories' - the vast majority of properties that have been checked have been found safe to use - albeit quite often additional 'earth bonding' has been recommended.  This is particularly noticeable where properties have used gas or service pipes as an earth and these have typically been replaced from the 80's onwards with PVC pipwork - of absolutely no use for providing an electrical earth!

The cost of obtaining an Electrical Safety Certificate varies but is generally around the £120 mark - and it's valid for a 5 year period.
